Price Dynamically: 80%-90% of your competitors
Look at Airbnb listings in your neighborhood. Who are you competing with ? Try to find similar cabins (location, number of bedrooms, whether they have a hot tub, other amenities etc) and write down all their prices.
Now look at your prices and make sure you undercut them. Try to be in the 80%-90% range of what your competitors charge per night, whether it’s Pigeon Forge or Chalet Village, TN. When your cabin occupancy rises, increase prices, but make sure to always be a little bit cheaper than your competition.
That way, guests will book your cabin, you instead of your competitor
Good reviews drive traffic to your Airbnb
You need all the five star reviews you can get. You will eventually get a bad review and the good reviews will keep your score up. It’s not just about the number of reviews, but also how recent they are, Airbnb ranks listings higher with recent reviews.
Who can help?
Friends of friends. Or people from your church or gym or any other non-direct social group. Offer them a low cost stay if they are willing to give you private feedback about your amenities, layout, etc. Explain you are looking for friendly reviews so you can get off on a good start. They can send you a request to book on Airbnb, and you can give them a special offer of a low cost for the night.
Don’t ask your relatives, or people in your social group accounts (Instagram, etc.) as this will flag your account and you will be kicked off the platform (they use AI that determines your conections.)
Also, you get reviews if your response rate is higher and your cabin matches the listing.
Describe the location correctly
Many hosts underestimate the impact of having all location details listed on visibility.
The Gatlinburg and Pigeon Forge area of Tennessee have an incredible number of cabins for rent. Many are close to town, since a lot of people like to be close to the action, but there are also a large number of cabins farther out.
Is your cabin 5 miles from Cobbly Nob or near Pittman Center, write it down, “5 miles from Cobbly Nob in the Smoky Mountains near Gatlinburg”. Now your listing is visible to people search vacation Cabins in Cobbly Nob, Gatlinburg and Smoky Mountains.
If you describe your locations with relevant keywords your listing will be found more often.
List Every Cabin Amenity
Guests love having everything they need, which is the shortest rote to 5 stars.
- High quality towels and enough of them, don’t cheap out, especially if guests are staying longer, give them enough towels.
- Great pillows and good quality matress, it’s important guests get good quality sleep
- Decent hair dryer, you can get a great one for 15 dollars
- Shower gel and hair shampoo
- Ground coffee, instant coffee, tea
- Even though our tap water is good, guest seriously appreciate having filtered water
- Smart TV with Netflix
- Decent AC
- Comfy sofa so if there is need to sleep on it, guests don’t break their backs. I have never been at airbnb with good sofas.
- Local map
Words like “amazing,” “cozy,” and “luxurious” have been so overused they’ve lost impact. Since everyone is still using them.. you don’t want to.
Are you highlighting the fact that your cabin it’s on 2 private acres, or that it has a California King Tempur Pedic bed. Standout from everyone else with your listing, but make sure it’s 100% match.
Make the Most of the Quiet Season
Hop onto Airbnb and pretend that you’re a guest. Search for random cabins in the Gatlinburg area, see what other hosts are doing, heavily research the larger trends and think of creative ways to stand out.
Most of the cabin owners will drop off their prices, allow on night stays and do promotions constantly.
But, this is not enough. Your listing needs to grab attention.
Leverage things other owners are missing out. Allow One-Night Stays on Weekdays. If you charge a cleaning fee, consider lowering it for 1–2 night stays to make shorter bookings more attractive.
Target remote workers, digital nomads and freelancers. Remarket to your past guests. Expand distribution channels. Use Facebook, Instagram and TikTok.

Get professional photos, or you won’t rank on page #1.
